Nestled among mature pines and shimmering lakes in Cedar Grove, Florida, Whispering Pines Community Association has been the backdrop for growing families, active retirees, and everyone in between since 1998.
Our volunteer board works alongside Premier Property Management to maintain our shared spaces, enforce community standards, and plan events that bring residents together all year long. Whether you're a first-time homeowner or a long-time resident, there's always something happening here.

Your HOA dues maintain six world-class facilities — all within walking distance of your front door.
Our zero-entry pool and sun deck are open daily May through October. The adjacent 4,800 sq ft clubhouse is available for private events — reserve it through the resident portal.
Three green commons and two fully-equipped playgrounds are tucked throughout the neighborhood — designed for little ones and perfect for an afternoon picnic with the whole family.
Open 24/7 with key-fob access, our modern fitness center features commercial treadmills, free weights, and strength equipment — no membership fee required for residents.
Over four miles of paved trails wind past two stocked lakes, a scenic pedestrian bridge, and native landscaping — ideal for morning runs, evening strolls, or weekend bike rides.
The covered community pavilion features a full outdoor kitchen, string-lit gathering space, and picnic seating for up to 80 guests. It's where our best block parties happen.
Our fully-fenced off-leash dog park has separate areas for large and small breeds, agility equipment, and fresh water stations. Register your pet through the HOA office to receive your gate pass.
Board & Governance
The Whispering Pines Board of Directors is made up of five elected homeowners who volunteer their time to protect property values, maintain shared spaces, and represent every household in the community.
The board meets the second Tuesday of each month at 6:30 pm in the clubhouse. Residents are always welcome to attend and speak during the open comment period.

Kick off summer with live music, a watermelon eating contest, and food trucks parked at the north entrance. All residents and their guests welcome.

Monthly open meeting at the clubhouse. Agenda includes a vote on the 2026 reserve contribution and a landscaping vendor update. Open comment at 7:15 PM.

Meet your neighbors and local first responders at the community pavilion. Coffee, donuts, and kid-friendly activities provided. Rain date: August 9.
Neighborhood SafetyAssessments
Annual assessments are due January 1st each year. Monthly payment plans are available through the resident portal at no additional charge.
Due Date: January 1st annually
Grace Period: 30 days
Late Fee: $25 after February 1st
